Is Airbnb AirCover Enough Insurance for Your Rental? (Short Answer: No)

Short answer: no. Airbnb AirCover is a nice safety net, but it is not enough insurance for a short-term rental on its own. It only applies to Airbnb bookings, its damage protection isn't insurance at all, and it leaves out the losses that actually sink hosts, like a fire, a storm, or months of lost bookings. You still need a real short-term rental policy.

Here's what AirCover does, what it doesn't, and how to cover the gaps.

Quick facts

  • AirCover for Hosts includes up to $3 million in host damage protection and up to $1 million in host liability insurance.

  • Airbnb says it plainly: host damage protection "isn't insurance." It's a reimbursement program with its own rules.

  • It only covers stays booked through Airbnb. A VRBO or direct booking at the same property gets nothing.

  • Damage protection excludes normal wear and tear and natural events like hurricanes and earthquakes.

  • You generally have 14 days after the guest checks out to file, and you have to ask the guest to pay first.

  • It doesn't replace a policy on the building itself. If the cabin burns down with no guest involved, AirCover isn't the answer.

What AirCover for Hosts actually covers

AirCover has two parts, and they work very differently.

Host damage protection (up to $3 million). If an Airbnb guest damages your home or belongings, this can reimburse you. Airbnb lists things like pet damage, deep cleaning for stains or smoke odor, art and valuables, and cars or boats stored on the property. It can also cover lost income, but only when you have to cancel confirmed Airbnb bookings because a guest caused the damage.

Host liability insurance (up to $1 million). This one is real insurance, placed with a third-party insurer. It can respond if you're found legally responsible for a guest getting hurt or for damage to someone else's property during an Airbnb stay.

Both are included at no extra cost to hosts. That's a good deal. It just isn't the whole picture. (Source: Airbnb, AirCover for Hosts)

Why AirCover isn't enough insurance for a short-term rental

Here's what most new hosts get wrong. They hear "$3 million" and assume the rental is covered. But AirCover is built around guest-caused problems on Airbnb bookings. The biggest risks to a rental property have nothing to do with a guest.

It doesn't insure the building. Fire, wind, hail, a tree through the roof, a burst pipe between stays. Those are the claims that cost six figures, and they're what a property policy is for. AirCover's damage protection specifically excludes natural events.

It isn't insurance. Because damage protection is a program, not a policy, you don't get the same rights you have with an insurance contract. You file through Airbnb's Resolution Center, the guest gets the first chance to pay, and Airbnb decides the outcome under its own terms.

It only covers Airbnb bookings. Most serious hosts list on more than one platform or take direct bookings. A guest who booked through VRBO or your own website isn't covered by AirCover at all.

The deadlines are tight. Damage claims generally need to be filed within 14 days of checkout. Miss it and you're out of luck.

Lost income is narrow. AirCover pays for lost bookings only when guest damage forces you to cancel. If a storm or kitchen fire shuts you down for three months, that lost rent isn't covered. A good short-term rental policy can cover it.

Won't my homeowners policy cover the rest?

Probably not. Most homeowners policies are written for a home you live in, not a business you run. Many exclude or limit coverage when you rent the home to paying guests, and some carriers will non-renew you if they learn about it. Don't assume. Read your policy or ask your agent.

What a short-term rental policy covers that AirCover doesn't

A true short-term rental (STR) policy is built for a home that hosts paying guests. Depending on the carrier, it can include:

  • The dwelling and other structures, for fire, wind, hail, water and other covered losses, whether a guest is there or not

  • Loss of rental income when a covered loss takes the property off the market, across every booking platform

  • Premises liability for guest injuries, no matter where they booked

  • Your furnishings and contents, the hot tub, the game room, the linens

  • Add-ons that matter in the mountains and at the beach, like water backup, ordinance or law, and a separate wind or hail deductible you can choose

Coverage and limits vary by carrier and state, so the details matter. That's where an independent agent helps.

How AirCover and an STR policy work together

Think of it this way. Your STR policy is the foundation. It protects the building, your income and your liability on every booking. AirCover is a bonus layer for Airbnb stays, handy for a guest who breaks the TV or stains the carpet.

Use both. Just don't confuse the bonus with the foundation.

Frequently asked questions

Is AirCover for Hosts real insurance? Part of it is. The $1 million host liability coverage is insurance. The $3 million host damage protection is not insurance. Airbnb describes it as a separate protection program.

Does AirCover cover storm or fire damage to my rental? Not as a general rule. Damage protection is aimed at guest-caused damage and excludes natural events like hurricanes and earthquakes. Weather and fire losses to the building need a property policy.

Does AirCover cover VRBO or direct bookings? No. AirCover only applies to reservations booked through Airbnb.

How long do I have to file an AirCover damage claim? Generally 14 days from the guest's checkout, and you have to request payment from the guest first.

Do I need insurance if I host on Airbnb? Yes. AirCover doesn't insure the building or your income from non-guest losses, and most homeowners policies aren't built for paying guests. A short-term rental policy fills those gaps.
